MetLife Investment Management has been involved in real estate since 1878, with activity on behalf of mortgage lenders, developers and owners. We manage a portfolio of $89.4 billion1 invested in real estate products including commercial mortgages and equities. We have over 250 real estate professionals2 in 7 regional U.S. offices as well as international operations in London, Mexico City, Santiago and Tokyo3.

Our definitions of non-GAAP and other financial measures discussed herein may differ from those used by other companies.

Total Commercial Mortgage Loan AUM are comprised of General Account Commercial Mortgage Loan Assets Under Management (“GA Commercial Mortgage Loan AUM”) plus Institutional Client Commercial Mortgage Loan AUM (each, as defined below). Total Real Estate Equity AUM are comprised of General Account Real Estate Equity AUM plus Institutional Client Real Estate Equity AUM (each, as defined below). MetLife believes that the use of Commercial Real Estate AUM, Total Commercial Mortgage Loan AUM and Total Real Estate Equity AUM enhance the understanding of its real estate investment management services on behalf of its general account portfolio and unaffiliated/third party clients. MetLife believes that the use of GA Commercial Mortgage Loan AUM and GA Real Estate Equity AUM enhance the understanding and comparability of its general account investment portfolio.

GA Commercial Mortgage Loan AUM are comprised of commercial mortgage loans in MetLife’s general account portfolio which are actively managed and adjusted from carrying value to estimated fair value, and further adjusted to include the NAV of the joint venture investments reclassified from Real Estate and Real Estate Joint Ventures. See Note 1 to the reconciliation table. GA Real Estate Equity AUM are comprised of real estate and real estate joint ventures in MetLife’s general account portfolio which are actively managed and adjusted from carrying value to estimated fair value, and further adjusted to exclude the NAV of the joint venture investments reclassified to GA Commercial Mortgage Loan AUM. See Note 1 to the reconciliation table.

Institutional Client Commercial Mortgage Loan Assets Under Management (“Institutional Client Commercial Mortgage Loan AUM”) are comprised of Separate Account Commercial Mortgage Loan Assets Under Management (“SA Commercial Mortgage Loan AUM”) plus Third Party Commercial Mortgage Loan Assets Under Management (“TP Commercial Mortgage Loan AUM”) (each, as defined below). Institutional Client Real Estate Equity Assets Under Management (“Institutional Client Real Estate Equity AUM”) are comprised of Separate Account Real Estate Equity Assets Under Management (“SA Real Estate Equity AUM”) plus Third Party Real Estate Equity Assets Under Management (“TP Real Estate Equity AUM”) (each, as defined below).

SA Commercial Mortgage Loan AUM and SA Real Estate Equity AUM are comprised of separate account investment portfolios (commercial mortgage loans and real estate and real estate joint ventures, respectively) of MetLife insurance companies which are managed by MetLife and included in MetLife, Inc.’s consolidated financial statements at estimated fair value.

TP Commercial Mortgage Loan AUM and TP Real Estate Equity AUM are non-proprietary commercial mortgage loans and real estate and real estate joint ventures, respectively, managed by MetLife on behalf of unaffiliated/third party clients, which are stated at estimated fair value. TP Commercial Mortgage Loan AUM and TP Real Estate Equity AUM are owned by such unaffiliated/third party clients; accordingly, TP Commercial Mortgage Loan AUM and TP Real Estate Equity AUM are not included in MetLife, Inc.’s consolidated financial statements.
